Burst pipes and leaks

Leaks in a Sydney CBD
building travel downwards

Located with equipment rather than guesswork. And the first minute belongs to isolating it and telling building management, not to ringing a plumber.

Tell management before you ring us

This is the one page on this site where the most useful advice is not to call us first.

In a building, management is the only party who can act on the whole problem at once. They can shut services, warn the apartments below, start their own process, and let a plumber straight in rather than leaving somebody in a lobby.

Water in a tower travels. It enters somewhere, runs along a slab until it finds a penetration, drops, and can do the same again on the floor below. The apartment reporting damage is frequently two or three levels under the fault.

So the order that limits the damage is: isolate what you can, tell management, photograph everything, then ring us. We will still be there quickly, and by the time we arrive the building is already helping rather than being surprised.

Water going to the apartments below?

Management first, then photographs, then us. That order is worth more than any arrival time.

Local leak guide

Leaks in a city building

Water travels further than people expect

It runs along a slab until it finds a penetration, drops, and can repeat that below.

The apartment reporting damage is frequently two or three levels under the fault.

Management can act on all of it

Shut services, warn the apartments below, start their process, and admit a plumber on arrival.

That is why they are the first call rather than the second.

Photograph before cleaning up

Whoever assesses this was not there, and afterwards tells them almost nothing.

Two minutes with a phone is the cheapest insurance in the whole event.

Access to the source is the slow part

Confirming a fault generally means reaching the apartment above.

Management is usually the party who can make that happen quickly.

Flexi hoses reach several homes

They fail suddenly and one failure can affect an entire stack of apartments.

Replacing them together in a planned visit is far cheaper than the alternative.

What leak and burst pipe work costs in the city

Fixed price agreed before anyone starts. These are indicative 2026 ranges, with the emergency make-safe priced separately because it is usually the call worth making first.

01

Emergency make-safe $150 – $400

Water isolated and the property stabilised, at any hour.

02

Leak detection and location $250 – $550

Meter, acoustic and pressure testing before anything is opened.

03

Burst pipe repaired $350 – $900

Once exposed, depending on where it sits and what has to come off.

04

Failed flexi hose replaced $180 – $350

Including checking the others, because they are all the same age.

05

Written findings included

Cause, location and photographs, for insurers and for the building.

How a leak call-out runs.

Step 01
Booking an emergency plumber in the Sydney CBD

Isolate, then tell management

We will say that before anything else, because in a building those two acts limit the damage more than we can from the road.

Step 02
Locating a leak in a Sydney CBD building

Access arranged

Usually to the apartment above. Management is generally the party who can make that happen fast.

Step 03
Repairing a burst pipe in a Sydney CBD apartment

Located, then repaired

Meter, acoustic listening and pressure testing, so one opening finds the fault rather than several finding nothing.

Step 04
Handing over written leak findings in the Sydney CBD

Written up with photographs

What failed and where, in a form an insurer or the building can actually use.

Burst pipe right now?

Isolate it, tell building management, photograph it, then ring. We will be on the way and the building will already be helping.

Water is coming through my ceiling. What do I do first?

Tell building management, and isolate anything you can. In a building management is the one party who can act on the whole problem: shut services, warn the apartments below, and let a plumber in when one arrives. Ringing us first and management second gets the order wrong by about ten minutes, and ten minutes matters when water is moving downwards.

How far down does it usually go?

Further than people expect. Water enters somewhere, travels along a slab until it finds a penetration, and drops. It can then repeat that on the floor below. So the apartment reporting damage is frequently two or three levels under the fault rather than directly beneath it.

Do you need access to the apartments above?

Usually, and arranging it is normally the slowest part. We can narrow the location from below with equipment, but confirming it means getting to the source. Building management is generally the party who can make that happen quickly.

Whose responsibility is the damage?

That follows from insurance, by-laws and ownership, which are not documents we are party to. What we do is establish exactly what failed and where, in writing and with photographs, so the people who do have to sort it out are working from evidence.

Should I photograph it?

Yes, before you clean anything up. Whoever assesses this later was not standing there, and the state of things afterwards tells them very little. Two minutes with a phone is worth more than any description written afterwards.

Are flexi hoses really the usual culprit?

One of the most common, and in a tower one failure reaches several homes. They have a service life and fail suddenly. Replacing them together in a planned visit is a fraction of the cost of one letting go overnight above other people's apartments.

What does leak detection cost in the city?

Detection and location is $250 to $550. A burst repaired once exposed is $350 to $900 depending on where it sits. A failed flexi hose replaced is $180 to $350. An emergency make-safe is $150 to $400 and is usually the call worth making first.
